For sale by owner (FSBO) may sound appealing to you and you may believe you will save a lot of money not having to pay a real estate commission. However, there is a lot involved in selling a home you may not have considered. Prior to deciding to go FSBO consider the following:

  1. Advertising your home can be costly and time consuming which may cause you to minimize your advertising sources; the local newspaper, a sign in the front yard, and/or free internet services. This could limit the number of potential Buyers that see your home. A Realtor will advertise your property at their cost and place your home on the local MLS service which reaches thousands of other Realtors and their Buyers. Only licensed Realtors have access to this service.

  2. You could risk overpricing your home, turning off potential Buyers. If you have to make price adjustments you will need to re-advertise which can be costly. It is best to leave this to a Professional who is educated in pricing your home accurately.

  3. Many Sellers have emotional attachments to their homes and are unable to be objective about its flaws. A Buyer will notice them, however. A Realtor will look at your home the way a Buyer would and identify the areas that should be addressed.

  4. You will need to be available at all times to Buyers who want to view your home. Buyers can be flaky and sometimes won’t show up for scheduled appointments. Realtors will screen Buyers and only show your home to serious Buyers. You won’t have to be present.

  5. Some Buyers aren’t comfortable purchasing a home without a Realtor. They are afraid of legal issues and Sellers not fully disclosing everything about their property. Having a Realtor involved makes them feel more at ease.

  6. Often FSBOs eventually list with a Realtor because they aren’t getting enough activity on their home. In the end the money spent is more than the commission they would have paid initially if they had listed with an Agent at the beginning of their sale.
